Our fee is all inclusive with regards to normal day to day operations of the association. We have minimal charges for routine postage, and extra mailings. No additional charges for expenses such as long-distance calls, emergency calls, printing, faxes, delinquency letters, violation notices, and management of attorney foreclosures.

What are TDSunshine Property Management’s qualifications?
A: Property managers are well versed in Landlord laws and we have a broker and realtor on staff to assist in the management of your rental properties.
What languages do we service?
A: TDSunshine Property Management’s staff is multi-lingual that caters to clientele that speak both English and Spanish.
What Administrative and Accounting services are included in the monthly cost?
A: We use QuickBooks Premier Professional Services Edition for accounting and a specialized management software called Prosource.
How are maintenance issues and work orders handled?
A: TDSunshine has developed and introduced ProSource, a property management system. This innovative program assists in the management of all letters and/or violations, owners and tenants.
ProSource consolidates all information from start to finish and allows the user to easily access and track the progress of all maintenance issues. Work orders, Violations and Owner Letters are classed and color coded under a priority system to ensure that they are addressed in a timely manner.

Urgent - Completed within 24 hours
High - Completed within 72 hours
Medium - Completed within 10 days
